This means we will find homes that have sold within the last 3 months, in the same type of neighborhood with similar characteristics, for example: same number of bedrooms, same or close to your home’s square footage, and any additional features.
It is unlikely that we will find a home that matches yours identically; therefore, we will adjust the comparable property to make it equal to your home. This is done using various methods of comparison involving information such as the type of construction and materials, the year the house was built, and other similar variables. For example: if your home has a brand new in-ground pool, and the comparable property does not, we will get an estimated cost for an in-ground pool and add it to the sale price of the comparable property.
